Time & Place Appoints Kapitol Group for Landmark Lindrum Redevelopment in Melbourne

Diversified property developer Time & Place has appointed Kapitol Group as the construction partner for their landmark commercial strata project, the redevelopment of the former Hotel Lindrum.

The selection of Kapitol Group followed a rigorous six-month tender process, with their advanced use of 3D Building Information Modelling (BIM) and innovative construction methodologies being key factors in their appointment.

Time & Place’s commitment to digitisation in construction aligned well with Kapitol Group’s best practice processes, which include detailed digital modelling and real-time data collection and analysis. These methods promise a streamlined, accurate, and cost-effective project execution.

Kapitol Group will begin demolition on the site in the coming weeks, preserving the heritage façade of this Melbourne landmark. The main construction is slated to start in Q1 2025, with an expected completion timeline of 24 months.

The Lindrum redevelopment aims to elevate Melbourne’s strata office market. Once completed, the heritage-facade commercial asset will have an estimated end value exceeding $200 million.

Located at 26 Flinders Street in the heart of the Melbourne CBD, the project will feature 27 levels of premium-grade office space, with floor plates ranging from 300 to 600 sqm. The offices will offer uninterrupted views of the Botanical Gardens, South Melbourne, and the MCG and sporting precinct.

Renowned architecture firm fjc studio has designed the new development, celebrating the historic Griffiths Brothers Coffee Roasters façade while delivering a future-proofed building. The design respects the site’s historical significance while breathing new life into the storied building.

The Lindrum will offer world-class amenities, including club house-style facilities, a rear entry-point with direct access to Flinders Lane’s culinary and retail precinct, and a contemporary ground floor events space.
