Sentinel Real Estate Corporation Expands Into Queensland with Gold Coast Build-to-Rent Project Approval

Sentinel Real Estate Corporation’s Australian division has been granted approval to proceed with a 300-unit build-to-rent (BTR) project on the Gold Coast, marking the company’s first entry into the Queensland market.

The project will be situated on a 1.4-hectare site at 5-8 Stadium Drive in Robina, consisting of twin towers. This move follows Sentinel’s recent announcement of its initial development in Adelaide and complements its ongoing project in Perth, with another nearing completion in Melbourne.

Upon completion, the Gold Coast development will be managed by Sentinel’s Australian property management brand, Kinleaf, adding to their growing portfolio of over 1,600 rental apartments in Australia.

Designed by Cera Stribley, with Urbis handling urban planning services, the development offers a range of one-, two-, and three-bedroom apartments. Resident amenities include a pool, sun deck, fitness centre, resident lounge, amphitheatre, outdoor barbecue areas, as well as over 370 car parks and 120 bike parking spaces on the ground level. The design emphasizes resident comfort and provides scenic views of Surfer’s Paradise and the hinterland. It also incorporates sustainable features, including a photovoltaic system, EV charging stations, a rainwater harvesting system, and fruit and herb gardens for residents.

Keith Lucas, Sentinel’s Australian managing director, states;

“Our upcoming development on Stadium Drive will transform into a vibrant and engaged rental community that offers its residents thoughtfully and sustainably designed apartment living that sets a new benchmark for the area.”

The proposed development is strategically located near the proposed site of a satellite village for the 2032 Brisbane Olympic Games, with proximity to the Robina Railway Station and the planned Robina City Parklands. The project will have direct access to the Robina Town Centre only a short walk away, which has been a major retail and commercial hub for the central Gold Coast region for decades.

Sentinel Real Estate Corporation, a US-based property management group with 50 years of experience, has been exploring the Australian rental market since 2011. Their portfolio currently comprises 27,500 apartments and over 500,000 square meters of commercial real estate in the US, Australia, and Europe.
