Brookfield Properties And Cbus Property Announce Nine The Esplanade, Perth’s Newest Office Tower, Is Now Under Construction.

Nine The Esplanade is a new premium office tower located in the Elizabeth Quay precinct of Perth, Western Australia. The project is being developed by Cbus Property, one of Australia’s leading real estate investment managers, along with Brookfield Properties, in a joint venture agreement. The tower will feature a 19-storey Premium Grade office building with a total floor area of approximately 32,500 square metres.

The project, which has a construction cost of $500 million, will incorporate more than 4,800 square metres of on-site co-working and conferencing facilities. The tower has been designed with highly efficient floorplates and a side core to capture views of Elizabeth Quay and the Swan River.

Cbus Property is committed to sustainability and has set a target to deliver the most sustainable office portfolio in the country. Nine The Esplanade is targeting a 6 Star Green Star rating, a 5.5-star NABERS Energy rating, and IWBI WELL Gold Core certification, which reflect the latest thinking in environmentally sustainable workplace design.

The project is being constructed by Multiplex, an award-winning tier-one builder with a strong track record of delivering high-quality developments. Nine The Esplanade is expected to be completed in 2025 and will be managed by Brookfield Properties, one of the world’s largest commercial real estate companies.

Cbus Property’s CEO, Adrian Pozzo, said that Nine The Esplanade is the company’s second commercial tower in the Elizabeth Quay precinct, and it will be joining the company’s $6 billion carbon-neutral office portfolio across Australia. The tower is targeting a 6 Star Green Star rating, a 5.5-star NABERS Energy rating, and IWBI WELL Gold Core certification. These certifications reflect the latest thinking in environmentally sustainable workplace design.

Cbus have reported that the tower has already secured major tenants, including EY, one of the world’s leading professional services firms, who have committed to approximately 5.600 square metres of commercial space across three floors. Australia’s largest privately owned flexible workspace operator, Hub Australia, have also secured approximately 4,500 square metres of space across 2 floors in a seven-year agreement. Multiplex, which has a strong working relationship with Brookfield Properties, has also committed to 1,000 square metres of leasing space in the building, which underscores the strength of leasing demand in the precinct.

Nine The Esplanade is part of a larger development approval by the partnering groups, which was approved by the Perth council in 2020. The two-tower development on Lots 5 and 6 in the heart of Elizabeth Quay, will transform the prime space. The $367 million project comprising of a 58-storey tower and a 21-storey tower, is designed by the New York-based firm Rex as the design architect and Hassell as the executive architect. The development will feature a total of 52,000 square metres of office space, 1,800 square metres of dining and retail space, along with 237 apartments and 84 hotel rooms.

Nine The Esplanade is expected to be completed in 2025 and will be managed by Brookfield Properties. It is set to raise the bar for sustainable office design in Perth and contribute to the flourishing fabric of Elizabeth Quay and the wider Perth community.
