Developer HOME is making its mark on Melbourne’s property market once again, this time with plans for a build-to-rent project on Queens Road, just south of the CBD. The proposed development at 6-9 Queens Road aims to transform the site, which is opposite Albert Park’s golf course and in close proximity to key landmarks such as the Royal Botanic Gardens and the Arts Precinct. With an estimated cost of $225 million, the HOME Albert Park project is set to become the developer’s fourth venture in Melbourne, further solidifying its presence in the city.

The chosen site for HOME Albert Park holds historical significance, as it was previously occupied by private mansions and older apartment buildings before office blocks took over from the 1970s onwards. With its prime location near tramlines on St Kilda Road, the development presents an attractive proposition for prospective tenants seeking easy access to transportation. The proximity to cultural and recreational amenities, including the Melbourne Arts Precinct and the Royal Botanic Gardens, adds to the project’s appeal.

The proposed build-to-rent project at Albert Park comprises 560 thoughtfully designed apartments, conceptualized by Cox Architects. The development will feature a variety of unit types, including studio, one-bedroom, two-bedroom, and three-bedroom apartments, catering to a diverse range of lifestyles and preferences. In addition to the residential offerings, the ground floor will house a cafe, while a public space will connect Queens Road and Queens Lane, fostering a sense of community within the development.

Preservation of Historical Mansion:

A significant highlight of the project is the restoration of a 19th-century mansion situated on the property. HOME plans to integrate the mansion as part of the development, preserving its heritage while complementing the modern design and amenities of the surrounding apartments. This restoration effort showcases a commitment to honoring the site’s history and creating a harmonious blend of old and new.

Pending planning approval, HOME Albert Park is slated for completion in late 2026. GFM Investment Management Limited, the applicant listed on the documents submitted to the council, serves as the holding entity behind the HOME build-to-rent brand.

In addition to their development endeavours, HOME is dedicated to making a positive impact on the community. The company has committed to contributing funds to Homes for Homes, a not-for-profit organization focused on increasing the supply of affordable housing. This contribution reinforces HOME’s commitment to addressing housing affordability concerns and creating sustainable and inclusive communities.
