Fortis Celebrates Success in Cremorne with Completion of Sixty-Five Dover and Approval for 85 Dover Street

Diversified development manager Fortis has marked significant milestones in its Cremorne pipeline, reaching practical completion of its premium-grade commercial office project Sixty-Five Dover and securing planning approval for the adjacent site at 85 Dover Street.

Sixty-Five Dover, constructed by Cobild with project management by Neoscape, is an eight-storey commercial office building on a 1,506sqm site, offering 9,324sqm of office space. Impressively, 90 percent of this space was leased prior to completion, with floor plates ranging from 1,365sqm to 1,163sqm.

The building boasts state-of-the-art amenities, including a sauna as part of its end-of-trip facilities, a rooftop multipurpose court with wrap-around terraces, a digital production studio, and a car wash. Ground-floor retail tenants include Adidas and the popular bakery Baker Bleu.

Adjacent to Sixty-Five Dover, Fortis has received permit approval for an $42 million eight-storey commercial tower at 85 Dover Street. This new development, designed by Fieldwork, will offer 2,800sqm of net lettable area on a 641sqm site.

The design of 85 Dover Street will complement the aesthetic of its neighbor, integrating seamlessly into the Cremorne streetscape. Construction is set to begin later this year, with completion expected in 2026. The new tower aims to attract mid-sized businesses, offering flexible leasing options and proximity to Cremorne’s vibrant lifestyle and hospitality scene as well as easy access to the CBD. A 92sqm retail space is also planned to enhance the urban fabric of Cremorne.

Tim Mills, General Manager of Fortis, highlighted these achievements as part of the company’s strategic investment in precinct development. The recent introduction of Baker Bleu at Sixty-Five Dover exemplifies their approach to shaping precincts.

“The Dover Street precinct exemplifies our development philosophy, which is to expand our focus beyond each project to also add value to the entire precinct, creating a lifestyle hub in the process to strengthen ties between each nearby project, while providing a boost to the local area,” he said.

Within Sixty-Five Dover, Fortis has also secured The Commons, a prominent co-working operator, to open a new coworking space called ‘Forum.’ Occupying 2,600sqm over two levels, Forum is set to enhance the tenant experience with a variety of workspace options, from single coworking desks to standalone offices and full-size commercial tenancies, supporting organic growth for businesses. The new space aims to build on the success of The Commons’ existing headquarters nearby on Gwynne Street.
